What a solicitor will do when buyng property
If you haven't purchased any property before they can explain the procedure to you.
They can also explain about the different types of survey and arrange for a survey for the property
They will draw up the formal offer for you and submit it for you
They can prepare all the mortgage documents
They can confirm the legal ownership of the property and prepare a deed confirming the buyer's ownership - this proves who owns the property
They can check to find out if the local councils are planning developments that will have an affect on the property ie new rods, new housing estate etc
They can check for any existing planning permission from the local authority for any alterations to the house
They will check the search of the official records carried out by the seller's solicitor to confirm the seller's right to sell the property
They will receive the money to pay for the purchase and pay it to the seller's solicitor
They check the house is insured
They can negotiate with the seller's solicitor over any disputes that arise
You don't have to have a solicitor do all these things you can do some things yourself
